As of 2025, Korean law now requires that Airbnb hosts register and receive licenses to be able to list their homes on the app. As a result, 33m2 has been really marketing themselves as the Airbnb alternative, there are influencers on YouTube that also post get-rich-quick with 33m2 videos and to be frank, I also fell into this trap and listed a place of my own and if you sit in the online video tutorials and videos (which they make all private and remove from YouTube, where they hold these sessions) they emphasize they talk about how bookings were so quick, how they are being paid twice more for rent and how this is the new Airbnb but 10 years prior and you should jump on it now when you can. But my experience listing a place on 33m2, I’m discovering that 33m2 is capitalizing on a real gray area and placing the burden on homeowners to do the legal work, for instances, short term rent should be one month or more but they allow for bookings from 1 week up to 12 weeks. They also marketed decorating the places well, taking nice pictures (copy of Airbnb) but then when you look into the fine print, it borders kind of close to 숙박업? because for 숙박업 you cannot have bedding, towels, or toiletries, supposedly even toilet paper. So my question is, is 33m2 really a new Airbnb or is it actually an illegal rental system? Something doesn’t add up and I wanted to check with people who may be more knowledgeable or know the fine print on housing laws in Korea. submitted by /u/j___8 |
