Beef!!!! How do you guys cook it so good???

Coming straight to the point I love bibimbap and whenever I try to saute the marinated beef it keeps getting rubbery and I end up leaving that how do you guys do it so good? I usually marinate the beef and have a skillet on high flame and after adding 2 tbspn oil, saute the beef for 3-4 minutes. What am I doing wrong?
